Q: I own a home that I would like to rent, how can you help?

From beginning to end, Praetorian will handle all. This includes a full rental market analysis, consultation with you on your rights as a landlord, a rental ad on both public and private websites (including MLS), sourcing suitable tenants, screening all applicants, putting together a lease that protects you, aiding and facilitating a smooth move-in for the tenants, move-in/move-out inspections, monthly rental collection and disbursements, frequent visits to the property, managing the tenants and maintaining the property. Essentially, we take care of all.

Q: How much will my property rent for?

The lease rate for your property is determined by a number of factors but mainly:
1) The location of your property
2) The size of your property
3) Time of the year
4) Current rental rates of other similar properties

Praetorian will do a full market analysis and will make every attempt to not only get you the highest rent possible but also ensure a high quality of tenant.

Q: How will you find tenants for my property?

Your property will be advertised on our website, MLS (Multiple Listings Service), our social media accounts (Facebook and Twitter), public websites, and emailed to hundreds of potential renters in our databases as well as shared with colleagues both in and outside of Ottawa, to help find you the best possible tenants. 

Q: Who handles the emergencies and calls in the middle of the night?

Praetorian handles the late night calls and are on-call 24 hours a day. We will at all times keep you informed of the ongoings at your property but there is no need to worry about constant and inconvenient calls from tenants. In many cases the tenants of proprieties we manage don't even know the landlord's name or have their contact information. You can rest assured your property is being taken care of and simply sit back and enjoy the many benefits of being a rental property owner. 

Q: How are repairs handled?

Praetorian has contractors on staff who can take care of most repairs. If the job is a larger scope, the job will be tendered out to companies we know and trust to ensure the highest quality of work at the best possible price. You will never be hit with any surprise charges and we will ensure that any/all problems are taken care of before they become bigger issues. 

Q: Does Praetorian own rental properties?

Yes, Praetorian owns multiple rental properties in and around the Ottawa area. We know the challenges that face owners and treat each rental unit we manage as if it were our own. 

Q: Do you screen prospective tenants?

Yes. Praetorian employs the most up-to-date methods to verify their identity, rental history, employment history, and run complete credit checks on all prospective tenants.

Q: How does Praetorian get me the rent money?

We collect rents directly from the tenants (typically via an electronic transfer), take our commission out of that and then direct deposit the balance into the account of your choosing. On a monthly basis you will also be sent an accounting of all so that you have a complete and updated record each and every month.

Q: How do you monitor my home to make sure it’s being taken care of?

A Praetorian Group representative will visit the property every 2 to 3 months to ensure is it being maintained and well kept. During these visits we will also check the furnace filter, smoke/carbon monoxide alarms and other important components of the home to ensure it is being treated correctly. 

Q: What are your fees and what do they cover?

Depending on the exact mix of services you require,  Praetorian has different options in terms of fees. We encourage you to contact us directly for a quote on the exact mix of services you desire. Because of our size and hands-on approach, we have been able to keep our fees at some of the lowest levels in the industry while maintaining one of the highest levels of customer and tenant satisfaction.
